Local conditions
Homes and conditions in Clovelly
In Clovelly, 25% of occupied private dwellings are separate houses, 26% are semis, terraces or townhouses, and 46% are flats or apartments.
Most of that work is a wall-mounted or ducted split sized for a single apartment. Where the outdoor unit is allowed to go — a balcony, a wall bracket, or a shared plant deck — is set by the building's by-laws, so that is worth checking before anything is chosen. Older blocks also tend to have limited spare electrical capacity, which can decide the size of the unit for you.
Clovelly sits about 0.7km from the open coast. Salt carried off breaking surf is what shortens an outdoor unit's life this close to the water: it eats the aluminium fins on the condenser coil and the fasteners holding the casing together, usually long before anything electrical fails. It is worth asking for the manufacturer's coastal anti-corrosion coil treatment when a unit is specified here, and keeping a condenser wash on the service schedule.
